Conditions or Reasons for Planning Application - MB/03/02001/FULL
Conditions or Reasons:
1) The application site lies within the Haynes Church End Conservation Area and the proposed extension would detract from the character and appearance of this part of the Area by way of its bulk; as such the proposal is contrary to PPG15 and Policy CHBE11 of the Mid Bedfordshire Local Plan First Review (Deposit Draft); Incorporating Proposed Modifications (November 2003).
2) The proposed extension, by nature of its size and design, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the streetscene; as such the proposal is contrary to Policy BE1 of the adopted Mid Bedfordshire Local Plan (1993), Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft); Incorporating Proposed Modifications (November 2003) and the Council's adopted Supplementary Planning Guidance on house extensions and alterations.
