Conditions or Reasons:
1) The proposed development would detract from the integrity and character of this statutory listed building by way of it's disproportionate size and overbearing appearance.as such the proposal is contrary to PPG15, Policy CBE1 and Policy DPS5 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed and Policy BE6 of the adopted Mid Bedfordshire Local Plan.
2) The application site lies within the Henlow Conservation Area and the proposal by reason of its size and overbearing appearance would detract from the character and appearance of this part of the area; as such the proposal is contrary to PPG15 and Policy CBE11 and DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed and Policies BE1 and BE14 of the adopted Mid Bedfordshire Local Plan.
3) The application site lies within the (name) Conservation Area and would detract from the character and appearance of this part of the Area; as such the proposal is contrary to PPG15 and Policy CBE11 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed.
