Conditions or Reasons:
1) The proposed development would detract from the integrity and character of this statutory listed building by way of it's disproportionate size and overbearing appearance; as such the proposal is contrary to PPG15 and Policy CBE1 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed and Policy BE6 of the adopted Mid Bedfordshire Local Plan.
