Conditions or Reasons:
1) The proposed development, by nature of its location in Millbrook, which has no Settlement Envelope, would have a detrimental impact on the visual appearance and rural character of the locality. The development is contrary to Policy 35 of the Bedfordshire County Structure Plan 2011, Policy H4 of the Mid Bedfordshire Local Plan 1993 and Policy H06 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
2) The application site lies within the Millbrook Conservation Area and given the scale and design of the proposed dwelling and its visually prominent location, would detract from the character and appearance of this part of the Area; as such the proposal is contrary to PPG15 and Policy CBE11 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed.
