Conditions or Reasons for Planning Application - SB/05/01223
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Planning permission SB/TP/02/0314 shall not be implemented and before the development hereby permitted is commenced, the applicants shall enter into an Agreement with the District Council persuant to Section 106 of the Town and Country Planning Act 1990 to secure the revocation of that planning permission.
REASON: To ensure that the previously permitted extensions are not implemented in addition to the development hereby permitted in order to safeguard the openness of the Green Belt.

3) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R.).
4) Before development begins, the buildings shown hatched green on Drawing No. MC/18TR/03 Rev. B received 18/05/06 shall be demolished and the resultant material removed from the site.
REASON: In order to safeguard the openness of the Green Belt at this particular location.
(Policy 24, B.S.P; GB1, S.B.L.P.R.).
5) This permission relates only to the details shown on the Site Location Plan and Drawing Nos. MC/18TR/01, MC/18TR/02 received 30/11/05 and Drawing Nos. MC/18TR/03 Rev. B and MC/18TR/04 Rev. B received 18/05/06 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
