Conditions or Reasons for Planning Application - MB/04/00193/OUT
Conditions or Reasons:
1) The proposal would result in a cramped form of development of both the proposed dwelling and No. 28 Church Lane. This would adversely impact upon the character and appearance of the area and be contrary to Policies BE1 and H4 of the Mid Beds Local Plan 1993 and Policies DPS5 and HO6 of the Mid Beds Local Plan First Review Deposit Draft Incorporating Pre-Inquiry Changes 1999.
2) The relationship between the application site and the adjoining properties is such that the amenities of adjoining properties will be adversely affected by reason of an overbearing impact and the amenities of the proposed dwelling will be adversely affected by a lack of private amenity space due to overlooking from No. 28 Church Lane. This would be contrary to Policy BE1 of the Mid Beds Local Plan 1993 and Policy DPS5 of the Mid Beds Local Plan First Review Deposit Draft Incorporating Pre-Inquiry Changes 1999.
