Conditions or Reasons:
1) The proposed development, in that it would involve the construction of a vehicular access leading to the loss of an area of amenity land, would have an adverse impact on the open nature of Greenways to the detriment of the character and appearance of the residential environment as a whole. The development is therefore contrary to the principles of good design set out within Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review and the loss of amenity land would also be contrary to Policy R12 of the South Bedfordshire Local Plan Review.
2) If permitted, the proposal would create a precedent whereby it would be difficult for the District Planning Authority to resist similar proposals to the further detriment of the locality.
