Conditions or Reasons:
1) The proposed extension by reason of its scale, siting and massing would have an overbearing impact upon the adjoining residential property 'Sandpipers'. This would be contrary to Policy BE1 of the Mid Bedfordshire Local Plan 1993, Policy DPS6 of the Mid Bedfordshire Local Plan First Review Deposit Draft Incorporating Proposed Modifications 2003 and Supplementary Planning Guidance: House Extensions and Alterations 1997.
2) The proposed extension by reason of a proposed first floor bedroom window to the west elevation would result in overlooking and a loss of privacy to the adjoining residential property 'Sandpipers'. This would be contrary to Policy BE1 of the Mid Bedfordshire Local Plan 1993, Policy DPS6 of the Mid Bedfordshire Local Plan First Review Deposit Draft Incorporating Proposed Modifications 2003 and Supplementary Planning Guidance: House Extensions and Alterations 1997.
