Conditions or Reasons for Planning Application - MB/04/00709/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) Before the access is brought into use an area of land across the whole of the site frontage measuring at least 2.4m from and parallel to the nearside edge of the adjacent road carriageway shall be provided and thereafter be kept free of all obstruction to visibility over a height of 1.05m above the adjoining road channel level.

Reason: To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it.
4) A revised plan shall be submitted illustrating the setting back of the gates by a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway and those gates shall open away from the highway. That plan shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The development shall accord with the approved details.

Reason: To enable vehicles to draw off the highway before the gates are opened.
