Conditions or Reasons for Planning Application - SB/05/01311
Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) To permit this proposal would necessitate replacement parking to meet the parking provision needs of the existing house. The proposed replacement parking would result in the increased vehicular usage of a substandard access which by virtue of its restricted width, alignment and lack of vehicular turning facility would preclude convenient movement on the public highway to the detriment of public safety and convenience. This would be contrary to Policy T1 of the South Bedfordshire Local Plan Review.
