Conditions or Reasons for Planning Application - MB/04/00761/FULL
Conditions or Reasons:
1) The proposal, by way of its design and detailing, would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the streetscene and on the character of the area; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and DPS5 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
2) The proposed development, by nature of its form and content, would result in a cramped and confined form of development contrary with the surrounding properties to the detriment of the character and appearance of the area; as such the proposal is contrary to Policy BE1 of the Mid Bedfordshire Local Plan 1993 and Policy DPS5 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
3) The proposal, by way of the increase in height and proximity to the boundary, would result in an undesirable and unacceptable form of development such that it would cause a loss of light and have an overbearing impact which would result in an adverse impact on the residential amenity of the adjacent properties at numbers 1 and 3 Queen Street and 109 High Street; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy DPS5 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
