1) The proposed extension by reason of its design, size and siting would have a harmful impact on the special character and appearance of this Listed Building. As such the proposal would be contrary to Policy BE6 of the Adopted Mid Bedfordshire Local Plan and Policy CBE1 of the Draft Deposit Mid Bedfordshire Local Plan First Review.
