1) The proposal by reason of its size, design and location would have an overbearing impact on the amenities of 36 High Street. As such the proposal would be contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan, and Policy DPS6 of the Draft Deposit Mid Bedfordshire Local Plan First Review.
