Conditions or Reasons for Planning Application - MB/04/01038/FULL
Conditions or Reasons:
1) The proposed extension is neither stepped down or set back from the main building and therefore would not appear subservient in scale or as a secondary element in realtion to the main building. It is therefore contrary to the Council's Supplementary Planning Guidance: "House Extensions and Alterations" and would represent an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the streetscene; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 2003 as proposed to be amended.
2) The proposed extension would not maintain a gap with the side boundary and therefore would set a precident which could lead to future terracing to the adverse impact on the character and appearance of the streetscene; as such the proposal is contrary to Policy BE 1 of the Mid Bedfordshire Local Plan Adopted 1993 and Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 2003 as proposed to be amended.
