Conditions or Reasons for Planning Application - MB/04/01055/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within five years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Before the commencement of development a sample panel of the brick including the bond and mortar type shall be constructed for the consideration and approval of the Local Planning Authority. Any approved brick type shall be applied to both gable ends and the ground floor rear wall.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) A sample of the tile to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The works shall be implemented in accordance with the approved details.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
4) Details of the specification for the external render's mix and colour shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The works shall be implemented in accordance with the approved details.

Reason: To protect the special architectural interest of this Listed Building.
5) Details of the external joinery finish shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development hereby permitted. The works shall be implemented in accordance with the approved details.

Reason: To preserve the historic interest of this Listed Building
6) The north face of the rear wall at first floor level on the origional building where it is covered by the extension shall be retained and remain as exposed timber frame with brick infill unless otherwise agreed in writing by the Local Planning Authority.

Reason: To preserve the architectural character of this listed building.
7) The first floor window in the southeast elevation of the development hereby permitted shall be fitted with obscured glass of a type to substantially restrict vision through it at all times, and restriction on its opening, details both of which shall be submitted to and agreed in writing by the Local Planning Authority prior to the development commencing on site.

Reason: To safeguard the amenities of occupiers of adjoining properties.
