1) The proposed development would detract from the integrity and character of this statutory Listed Building by way of excessive bulk and scale; as such the proposal is contrary to PPG15 and Policy CBE1 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed.
