1) The proposal would result in an undesirable and unacceptable cramped form of development to the detriment of the character and appearance of this Conservation Area; as such the proposal is contrary to Policy BE14 of the Adopted Mid Beds Local Plan and Policy CBE11 of the Draft Deposit Mid Beds Local Plan First Review.
