Conditions or Reasons for Planning Application - MB/04/01151/FULL
Conditions or Reasons:
1) The proposed development, by nature of its form and content, would result in a cramped and confined form of development contrary with the surrounding properties to the detriment of the character and appearance of the area; as such the proposal is contrary to Policy BE1 of the Mid Bedfordshire Local Plan 1993 and Policies DPS5 and HO6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
2) The proposed dwelling's poor quality design would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area; as such the proposal is contrary to PPG 3; Policy BE1 of the Mid Bedfordshire Local Plan 1993 and Policy DPS5 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
3) The proposal, by nature of the excessive site coverage of buildings and hardstandings, would result in an unacceptable overdevelopment of the site with insufficient amenity space that the future occupiers of the property could reasonably expect; as such the proposal is contrary to Policy BE1 of the Mid Bedfordshire Local Plan 1993 and Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
4) The proposal constitutes a piecemeal form of development which, given the likelihood of similar applications in the vicinity, would have an adverse effect on the character and appearance of the area; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policies DPS5 and H06 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended.
