Conditions or Reasons for Planning Application - MB/04/01435/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within five years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) Detailed drawings of the proposed joinery items to a scale of 1:20 shall be submitted to and approved in writing by the Local Planning Authority before the development hereby approved is commenced. The development shall be undertaken in accordance with those approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
4) The development hereby permitted shall be used only for purposes incidental to the enjoyment of the dwelling house known as 15 Alameda Road and for no other purpose including business, commercial or industrial purposes nor shall it be occupied at any time as a separate residential unit without the specific grant of planning permission.

Reason: To prevent the building from being used for commercial purposes to the detriment of the locality, or as a separate residential unit without proper consideration being given to amenity and traffic issues.
