| Conditions or Reasons: | 1)
The development hereby approved shall be commenced within five years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing buildings and the visual amenities of the locality. |

Prior to the commencement of development, details of the design of building foundations and the layout, with positions, dimensions and levels, of service trenches, ditches, drains and other excavations on site, insofar as they may affect trees and hedgerows adjoining the site, shall be submitted to and approved in writing by the Local Planning Authority. Development shall be completed in accordance with the approved details.
Reason: To ensure the protection of trees and hedgerows to be retained, and in particular to avoid unnecessary damage to their root systems. |

The first floor windows in the side elevation of the development shall be fitted with obscured glass of a type to substantially restrict vision through them at all times, and restriction on their opening, details both of which shall be submitted to and agreed in writing by the Local Planning Authority prior to the development commencing on site.
Reason: To safeguard the amenities of potential future occupiers of the adjoining site. |
5)
Prior to the commencement of development full details including height, materials, position and elevational drawings of a screen wall for the side elevation of the proposed balcony will be submitted to and approved in writing by the Local Planning Authority. Development shall be completed in accordance with the approved details.
Reason: To safeguard the amenities of potential future occupiers of the adjoining site. |
