Conditions or Reasons:
1) The proposed works would, because of their size, location and incongruous design, cause material harm and fail to harmonise with the architectural character of the existing dwellings. To permit this proposal would have an adverse effect on the character and appearance of the Copt Hall Cottages and the Area of Great Landscape Value. The proposal would therefore conflict with Policies 7 and 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H8 and NE3 of the South Bedfordshire Local Plan Review.
