Conditions or Reasons for Planning Application - SB/06/00106
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) Prior to the commencement of works, the lowest branch of the Oak tree located nearest the new extension (growing towards the building) shall be removed by a competent and qualified tree surgeon back to the main trunk. This limited crown lifting work shall be carried out in accordance with BS 3998:1989 British Standard Recommendations for Tree Work. No other tree work has been identified or will be allowed in order to facilitate this extension being built.
REASON: To define the appropriate tree surgery work and to safeguard the existing trees.

4) This permission relates only to the details shown on Drawing No. 1834-01 received 01/02/06 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
