Conditions or Reasons for Planning Application - MB/04/01744/LB
Conditions or Reasons:
1) Notwithstanding the details submitted in support of this application prior to commencement of the development hereby permitted details of the design and material finish of the french doors shall be submitted to and approved in writing by the Local Planning authority and only the approved details shall be implemented.

Reason: To safeguard the character and appearance of this Grade II Listed Building.
2) Prior to comencement of the development hereby permitted a sample of the York Stone to be used for the patio and a sample of the bricks to be used for the wall shall be submitted to and approved in writing by the Local Planning Authority and only the approved materials shall be used.

Reason: To safeguard the character and setting of this Grade II Listed Building.
3) Notwithstanding the details submitted in support of this application details of a flat topped trellis and flat topped gate shall be submitted to and approved in writing by the Local planning Authority and only the approved details shall be implemented.

Reason: To safeguard the character and setting of this Grade II listed Building.
4) No development shall take place until full details of soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. These details shall include:-

planting plans, including schedule of size, species, positions, density and times of planting of planting on the roadside elevations of the wall and trellis hereby approved.

Reason: In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the Conservation Area and the setting of the Listed Building.
