Conditions or Reasons:
1) The wall, fence and gate feature by reason of its scale, bulk and design, and its situation in front of the property, would constitute a visually intrusive structure which would be out of character with this residential estate and would detract from this character by replacing an open, landscaped garden with an inappropriate built feature. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
