Conditions or Reasons for Planning Application - MB/04/01801/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) No development shall commence until written confirmation from both the occupiers of No. 34 and No. 36 Stotfold Road, Arlesey has been submitted to the Council, confirming that works for the extensions at both dwellings are commencing within 1 month of each other and will be completed within 6 months of each other, unless otherwise agreed in writing with the Local Planning Authority.

Reason: To ensure no unacceptable loss of residential amenity to neighbouring properties in accordance with Policy DPS6 of the Mid Bedfordshire Local Plan First Review Deposit Draft incorporating Proposed Modifications (2003).
4) Details of surface water drainage for the site shall be submitted to and approved by the Local Planning Authority before any work on the site commences. The drainage works shall be constructed in accordance with the approved plans before any part of the development is brought into use.

Reason: To ensure that adequate surface water drainage is provided to prevent water pollution and flooding.
