Conditions or Reasons for Planning Application - MB/04/01812/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within five years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of materials to be used for the external finishes of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) No part of the existing building shall be demolished before a valid contract for the carrying out of the works permitted by planning permission reference 04/01811/FULL dated 24th November 2004 has been made and submitted to the Local Planning Authority and authority to commence demolition issued in writing by the Local Planning Authority.

Reason: To ensure that an unsightly cleared site is not created to the detriment of the character and amenities of the area.
4) Prior to the commencement of development a survey of the barns to be demolished shall be undertaken to ascertain whether there are any bats or barn owls using the site as a nest or a roost. The results of the survey shall be submitted to and approved in writing by the Local Planning Authority. If any of these species are found to exist then details of measures to be undertaken to safeguard the habitat of these protected species and mitigate the impact of the development shall be submitted to and approved in writing by the Local Planning Authority. The habitat protection measures shall be implemented to the satisfaction of the Local Planning Authority and in accordance with a timetable agreed in writing by the Local Planning Authority.

Reason: To enable proper consideration of the impact of the development on the contribution of nature conservation interests to the amenity of the area.
