Conditions or Reasons for Planning Application - MB/04/01864/FULL
Conditions or Reasons:
1) The proposed extension would, by reason of its size, bulk, siting and design appear quite out of keeping with the character of the property itself and have an adverse impact on the character and appearance of the Conservation Area. This would be in conflict with Policies BE1 and BE14 of the Adopted Mid Beds Local Plan and Policy CHE11 of the Mid Beds Local PLan First Review Deposit Draft (Proposed Modifications) which requires a high standard of design for new development so that it makes a positive contribution to the character and appearance of the Conservation Area.
2) The proposed extension will also be in conflict with Adopted Mid Beds Local Plan Policy GB1 and Policy GBT1 of the Mid Beds Local Plan First Review Deposit Draft (Proposed Modifications) which requires that extensions and alterations to existing dwellings must not result in disproportionate additions over and above the size of the original dwelling.
