Conditions or Reasons for Planning Application - SB/06/00131/FULL
Conditions or Reasons:
1) The proposed extension would, because of its size, siting and appearance, result in a disproportionate increase in the size of the original dwelling so being inappropriate in and affecting the openness of the Green Belt. The proposal is therefore contrary to Policy 24 of the Bedfordshire Structure Plan 2011 and Policies GB1 and H13 of the South Bedfordshire Local Plan Review.
2) The South Bedfordshire Local Plan Review seeks to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
