Conditions or Reasons for Planning Application - MB/04/01951/FULL
Conditions or Reasons:
1) The proposed erection of the first floor extension over the existing garage would by reason of its design, height, bulk, window design and close proximity to the neighbouring dwelling to the south be quite out of keeping with the character and form of the existing property and would be to the detriment of the visual amenities of the street scene within the Conservation Area. This would be in conflict with Mid Beds Adopted Local Plan Policies BE1 and BE14 and Policies DPS6 and CHE11 of the Mid Beds Local Plan First Review. It would also be in conflict with this authority's Technical Guidance to the Mid Beds Local Plan First Review entitled 'Extensions and Alterations: A Design Guide for Householders.'
2) The extension would by reason of its size, siting and design have an adverse impact on the amenities of occupiers of the neighbouring dwelling to the south resulting in loss of light and outlook as well as overbearing impact. This would be in conflict with Adopted Mid Beds Local Plan Policy BE1 and Policy DPS6 of the Mid Beds Local Plan First Review as well as this authority's Technical Guidance to the Mid Beds Local Plan First Review entitled 'Extensions and Alterations: A Design Guide for Householders.'
