Conditions or Reasons:
1) The development would, by reason of the siting and design of the proposed houses and amenity areas, constitute an unsatisfactory form of development, failing to respect and enhance the character of the surrounding area, neighbouring development and the streetscene whilst failing to provide good quality living conditions for future residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The proposal would, by reason of the siting, size, bulk and design of the easternmost house (plot 4), detract from the amenity and privacy of occupiers at 11 King Street. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
3) The proposed development does not provide sufficient spaces for off-street parking for residents and their visitors and does not provide a satisfactory means of access to and from the public highway. The development is likely to lead to an increase in on-street parking and detract from the free flow of traffic, highway and public safety. The proposal is therefore contrary to Policy 42 of the Bedfordshire Structure Plan 2011 and Policies T1 and T10 of the South Bedfordshire Local Plan Review.
