Conditions or Reasons for Planning Application - MB/04/02137/FULL
Conditions or Reasons:
1) The proposed two storey front extension will, by reason of its size and design, appear as an overly large and insubservient addition to the house. This will appear as being out of keeping with the character of the house and the visual amenities of the area generally which would be in conflict with Adopted Mid Beds Local Plan Policy BE1, Policy DPS6 of the Mid Beds Local Plan First Review (Proposed Modifications) and Technical Guidance to the Local Plan entitled 'House Extensions and Alterations: A Design Guide for Householders.'
2) The proposed two storey attached garage/annexe building will by reason of its large size, siting and design appear as an overly large addition to the house, having the appearance of separate independant family sized dwelling unit. This will be out of keeping with the character of the house itself and the visual amenities of the area generally and will be in conflict with Adopted Mid Beds Local Plan Policy BE1, Policy DPS6 of the Mid Beds Local Plan First Review Proposed Modifications and Technical Guidance to the Local Plan entitled 'Extensions and Alterations' A Design Guide for Householders'
3) The proposed erection of the utility building, to the rear of the industrial buildings and at some distance from the house, will by reason of its large size - in particular its height - appear as a visually intrusive form of development and lead to a proliferation of buildings to the detriment of the open rural character and appearance of the area. This would be in conflict with Policy NE3 of the Adopted Mid beds Local Plan and Policy CS19 of the Mid Beds Local Plan First Review Proposed Modifications which states that development will be permitted only exceptionally in the countryside. An exceptional case has not been identified.
