Conditions or Reasons for Planning Application - MB/04/02158/FULL
Conditions or Reasons:
1) The proposed erection of a two and a half storey dwelling close to the northern edge of the site will by reason of its height, size and form appear as a harmful and intrusive form of development on the edge of the settlement and out of keeping with these rural surroundings and to the detriment of the character and appearance of the area. This will be in conflict with Policies 8 and 10 of the Bedfordshire County Structure Plan, Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policies DPS5 and DPS12 of the Mid Bedfordshire Local Plan First Review (Incorporating Proposed Modifications) 2003.
2) The proposed development provides for insufficient driver intervisibility for the proposed road junction with the public highway to allow for safe and convenient use by vehicles without potential detriment to the safety of vehicles using the junction and those on Crawley Road. This will be in conflict with Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policies DPS5 and DPS10 of the Mid Bedfordshire Local Plan First Review (Incorporating Proposed Modifications) 2003.
