Conditions or Reasons for Planning Application - MB/04/02164/FULL
Conditions or Reasons:
1) The application site lies within the Henlow Conservation Area and, given the poor quality design proposal, would detract from the character and appearance of this part of the Conservation Area; as such the proposal is contrary to PPG15; Policy BE14 of the Adopted Mid Bedfordshire Local Plan 1993; Policy CBE11 of the Mid Bedfordshire Local Plan: First Review: Deposit Draft Incorporating Proposed Modifications 2003; the Adopted Henlow Village Design Statement 1998; and the Council's Adopted Design Guide for Residential Areas in Mid Bedfordshire 2004.
2) The proposed development would detract from the setting of the adjacent statutory Listed Building by way of poor quality design; as such the proposal is contrary to PPG15; Policy BE6 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy CBE1 of the Mid Bedfordshire Local Plan: First Review: Deposit Draft Incorporating Proposed Modifications 2003.
3) The proposal would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the amenities and outlook of the occupiers of the nearby residential property at 84 High Street, Henlow; as such the proposal is contrary to Policy BE1 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy DPS5 of the Mid Bedfordshire Local Plan: First Review: Deposit Draft Incorporating Proposed Modifications 2003.
4) The provision of adequate visibility splays for the proposed access would result in the loss of mature landscaping and an important section boundary wall within the streetscene in the Conservation Area; as such the proposal is contrary to Policy BE14 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy CBE11 of the Mid Bedfordshire Local Plan: First Review: Deposit Draft Incorporating Proposed Modifications 2003.
