1) The proposal would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area and the amenities and outlook of the occupiers of nearby residential properties; as such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan First Review Deposit Draft incorporating Proposed Modifications (2003).
