Conditions or Reasons:
1) The pattern of movement to and from the property, and the general activity associated with the proposed use, including traffic generation and use of the rear garden area for play, would cause unacceptable disturbance in a quiet residential crescent which is wholly residential in nature and not predominantly family accommodation. The proposal thus fails to meet the requirements of Policy DPS2 of the First Review Deposit Draft Mid Bedfordshire Local Plan Incorporating Proposed Modifications 2003.
