Conditions or Reasons:
1) The South Bedfordshire Local Plan Review seek to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly obtrusive and overbearing and result in an unacceptable loss of light and overshadowing of the adjoining properties. The proposal is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
3) The proposed development would, because of its size, siting and unsympathetic design, be out of character with the existing dwelling and other similar properties in the street harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
