Conditions or Reasons for Planning Application - MB/04/02284/FULL
Conditions or Reasons:
1) Details of surface water drainage for the site shall be submitted to and approved by the Local Planning Authority before any work on the site commences. The drainage works shall be constructed in accordance with the approved plans before any part of the development is brought into use.

Reason: To ensure that adequate surface water drainage is provided to prevent water pollution and flooding.
2) Any existing access within the frontage of the land to be developed, at the north of the site, not incorporated in the access hereby approved at the east of the site (Common Road) shall be closed in a manner to the Local Planning Authority's written approval.

Reason: In the interests of road safety and to reduce the number of points at which traffic will enter and leave the public highway.
3) All on site vehicular areas shall be surfaced in a manner to the Local Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits. All works to be undertaken in accordance with approved plans.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and users of the premises.
4) Details of the fencing proposed shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. All works to be undertaken in accordance with approved plans.

Reason: To protect the visual amenities of the building and of the area generally.
