Conditions or Reasons:
1) The proposed extension would, because of its size, bulk and siting, appear unduly overbearing and result in an unacceptable loss of light and overshadowing of the adjoining properties, in particular No. 45 Stoke Road, detrimental to the amenities of the occupiers of the properties. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
