Conditions or Reasons for Planning Application - MB/05/00092/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within five years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Notwithstanding the approved plans, further details shall be submitted to and approved in writing by the Local Planning Authority explaining how the extension roof will tie into the existing roof timbers. Development shall be completed in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Adopted Mid Bedfordshire Local Plan 1993.
3) Notwithstanding the approved plans, details shall be submitted to and approved in writing by the Local Planning Authority showing how the thatch on the extension will be joined into the existing thatch. Development shall be completed in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
4) The new external render shall match the existing in finish and paint colour, a sample of which shall be submitted to and approved in writing by the Local Planning Authority. Development shall be completed in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
5) All new thatch shall match the existing and the finish on the ridge of the extension shall match the existing.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
6) All new windows and doors shall be true single glazed leaded lights in white painted timber unless otherwise agreed in writing by the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
7) Notwithstanding the approved plans, further details of the internal doors to be used in the extension shall be submitted to and approved in writing by the Local Planning Authority. Development shall be completed in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan.
8) No part of the historic timber frame shall but cut or altered without the written permission of the Local Planning Authority.
