Conditions or Reasons:
1) The proposed extension, by nature of its size and design, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the original building and the wider streetscene. As such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended and contrary to recommendations in A Design Guide for Householders Adopted in October 2004 as Technical Guidance for Development Control purposes.
