Conditions or Reasons:
1) The proposed development would detract from the integrity and character of this statutory Listed Building by way of the negative impact caused by the cumulative effect of the various existing extensions and the further negative impact of the wrap around which would be created by the proposal; as such the proposal is contrary to PPG 15 and CHE 1 of the Mid Bedfordshire Local Plan First Review Draft Deposit incorporating Proposed Modifications 2003.
