Conditions or Reasons for Planning Application - MB/05/00279/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within five years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) The development hereby permitted shall be used only as private, non-commercial stabling and for no other purpose.

Reason: To prevent the stables from being used for commercial purposes to the detriment of the locality.
4) Prior to the commencment of the use of the stables for the stabling of horses a scheme for the provision and implementation of pollution control, which shall include foul and surface water drainage, shall be submitted to and agreed in writing with the Local Planning Authority. The works/scheme shall be contructed and completed in accordance with the approved plans.

Reason: To prevent the increased risk of pollution to the water environment.
5) Within three months of the date of this permission and prior to the stables being used for the stabling of horses, the applicant shall submit in writing to the Local Planning Authority for approval a scheme for the storage and disposal of manure. The manure shall be stored and disposed of in accordance with the approved scheme at all times to the satisfaction of the Local Planning Authority.

Reason: In the interest of the amenities of the area and to safeguard the amenities of local residents.
