Conditions or Reasons:
1) The application site lies within the Shillington Conservation Area and the proposed would neither preserve nor enhance the character and appearance of this part of the Area by way of its overall size and bulk; as such the proposal is contrary to PPG15, Policy BE14 of the Adopted Mid Bedfordshire Local Plan 1993 and Policy CHE11 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) Incorporating Proposed Modifications 2003.
