Conditions or Reasons for Planning Application - MB/05/00588/FULL
Conditions or Reasons:
1) The proposed 2 storey rear extension would result in excessive building bulk that is not subservient in scale or design to the main building and would therefore be to the detriment of the character and appearance of the area and could set a precedent which would lead to future terracing in the streetscene; as such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be amended and the Council's Supplementary Planning Guidance - Extensions and Alterations: A Design Guide for Householders (adopted 2004).
2) The proposed extensions excessive building bulk abutting the side boundary with no. 25 Station Crescent would result in an unnacceptable overbearing impact to the detriment of the occupiers residential amenity; as such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 2003 as proposed to be amended and the Council's Supplementary Planning Guidance: Extensions and Alterations: A design guide for householders 2004.
