Conditions or Reasons for Planning Application - MB/05/00620/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within five years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of materials to be used for the external finishes of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) All windows in the development hereby approved shall be single glazed.

Reason: To safeguard the character and appearance of the Grade II Listed building.
4) All existing lathe and plaster in the existing northern elevation (rear wall) of the cottage shall be made good.

Reason: To safeguard the character and integrity of this Grade II listed cottage.
5) Prior to commencement of the development hereby permitted the following details shall be submitted to and approved in writing by the Local Planning Authority:

drawings to a scale of 1:2 and 1:5 showing windows, doors, soffits and glazed link. The joinery shall be in timber;

details of all windows in the new extension which shall be leaded light;

details of brick plinth;

conservation rooflights;

details of render mix to exterior of new extension. This render shall be applied with a wooden float and there shall be no metal angle bead mixing;
details of roof construction of glazed link and fixing on to existing structure;

details of making good of the chimney stack in the proposed dining room;

detailed construction drawings of the new staircase arrangement;

details of the proposed floor construction to the existing building;

drawings to a scale of 1:2 and 1:5 showing all internal joinery, doors, skirting including finishes and iron mongery;

Reason: To safeguard the character and integrity of this Grade II listed building.
6) A repair specification for the main building shall be submitted to and approved in writing by the Local Planning Authority. This shall show details of the full repair of the timber frame, damp remedial works involving the reduction of external ground height, infill panels to the frame, internal and external render/plaster finishes. The works shall be carried out in accordance with this schedule prior to occupation of the building or within twelve months of the date of this permission whichever is the sooner.

Reason: To safeguard the character and integrity of this Grade II listed building.
7) The repair works to the frame, the infill panels, exterior finishes and damp remedail works shall be carried out by an agreed contractor, prior to occupation or within 12 months of the date of this permission whichever is the sooner.

Reason: To safeguard the character and integrity of this Grade II listed building.
8) The permission shall extend only to the application as amended by plans received on 26 May 2005.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
