Conditions or Reasons for Planning Application - SB/06/00246/FULL
Conditions or Reasons:
1) The proposed single storey front extension, by reason of it's prominent siting, bulk and visual impact, would constitute an unacceptably assertive development in the street scene, which would be out of character with the vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed single storey rear extension would, because of its size and positioning be unduly overbearing and result in an unacceptable loss of light to and overshadowing of the adjacent property, number 24 Hillcroft, detrimental to the residential amenities of the occupiers of that property. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
