Conditions or Reasons:
1) The application site lies within the Shefford Conservation Area and it is considered that the proposed bay window to the single storey front extension would detract from the character and appearance of this part of the Area and overall appearance of the dwelling. As such the proposal is contrary to PPG15 and Policies CBE11 and DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 as proposed to be changed.
