Conditions or Reasons:
1) The proposed extension, by nature of its size and design, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the streetscene and to the detriment of the residential amenity of neighbouring occupiers; as such the proposal is contrary to policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 1997 incorporating Proposed Modifications and to the Council's supplementary design guidance Extensions and Alterations A Design Guide for Householders.
