Conditions or Reasons for Planning Application - MB/05/00858/FULL
Conditions or Reasons:
1) The proposed double garage with ancillary living accomodation is of an excessive scale so that it is not subservient to the main building and results in a dominant feature to the detriment of the character and appearance of the streetscene; as such the proposal is contrary to Policy BE1 of the Mid Bedfordshire Local Plan 1993, Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 2003 as proposed to be amended and the Councils Supplementary Planning Guidance: House Extensions and Alterations; A Design Guide for Householders (2004).
2) The proposed extensions excessive building bulk and siting would result in an adverse impact to the amenities of the occupiers of no. 67 High Street by means of overbearing impact and loss of light; as such the proposal is contrary to Policy BE1 of the Mid Bedfordshire Local Plan Adopted 1993, Policy DPS6 of the Mid Bedfordshire Local Plan First Review (Deposit Draft) 2003 as proposed to be amended and The Council's Supplementary Planning Guidance: House Extensions and Alterations; A Design Guide (adopted 2004).
