Conditions or Reasons for Planning Application - SB/06/00274
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins, the existing 4 car garage shown cross-hatched green on Drawing No. 2180-07b and received 08/06/06 shall be removed from the site.
REASON: In order to control the level of built development on the site.
(Policies 10, B.S.P; BE8, S.B.L.P.R).
3) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).
4) Any garage or car port shall only be used for purposes incidental to the use of the dwelling for residential purposes and no trade or business shall be carried out therefrom.
REASON: To prevent the introduction of any commercial use.
(Policy BE8, S.B.L.P.R).
5) This permission relates only to the details shown on the Site Location Plan received 09/03/06 and Drawing No. 2180-07b received 08/06/06 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
